For 6 years, I have proudly posted my inspection rates on this site for all the world to see. Unfortunately, today’s economy has encouraged a glut of uninsured, self-proclaimed, self-certified “inspectors” to print up business cards and buy a stepladder and a flashlight. - The IdahoHome Buyers’Complete Inspection is a 500-point inspection that includes major concerns as well as maintenance issues. A detailed report is emailed to you, which includes digital photographs and a Summary Page. Available throughout North Idaho; we even provideDiscounted Ratesfor vacant Kootenai County homes built after 1979.
- The IdahoHome Sellers’Complete Inspection is a complete inspection of system and safety concerns for the seller putting a home on the market. This instills confidence in your buyer, minimizes your disclosure culpability, and often speeds up the sale of your home. Only “positive” photos are included, not pictures of defects. Environmental Testing: Mold Testing
We are Lab-Certified to conduct both surface and air sample testing.
Let’s start by stating that mold is everywhere. If it weren’t, we’d be stubbing our toes on dinosaur bones! That said, there are thousands of different types of mold, and some are more hazardous to our health than others. Additionally, some folks are more susceptible to mold allergies, which can be quite serious. Lab testing is typically $295 for 3 submitted samples. Additional samples are $75 each.
Fees for mold testing vary, and here’s why-
The lab instructs us to take a swab sample of every color mold we see (black, red, orange, etc.), and also from every type of surface it is growing on (wood, sheetrock, etc.).
We are also to take an air sample inside the house for every 1,000 SF of living area. As a baseline, the lab requires an outside air sample to compare what is “normal” for the area and season. As you can imagine, air samples from Death Valley and the Okeefenokee Swamp will vary considerably in their mold spore counts!
So, as an example, if we saw some black “apparent organic substance” on wood under a kitchen sink, and you wanted it tested in a 2200 SF house, we would have one swab surface test, 2 indoor air samples and one outdoor air sample for a total of 4 lab samples ($295 + 75 = $370), plus the $20 FedEx fee, for a total of $390. In real estate transactions, we often can’t afford the time to ship to the lab via USPO, and must use the FedEx overnight package.

Radon Testing Radon gas in a home is most accurately analyzed by a lab. A charcoal device is set in a closed-house environment for 48-72 hours, sealed, and then shipped via FedEx to the lab. Obviously, this requires at least two trips to the house; if radon testing is performed in conjunction with a Home Inspection, the fee is $125, plus the $20 FedEx lab charge, for a total of $145. Meth Testing
Meth amphetamine manufacturing, or even use, may poison a structure to the point of requiring that it be bulldozed. Enough cannot be said about the evils and dangers of this pollution, and we have personally been poisoned by meth houses in our inspection careers. And, yes, it is a growing concern in North Idaho and the Spokane areas (ranking 5th in the nation, in a recent article); more and more, home buyers are insisting that we test for meth presence during the inspection process.
We offer certified laboratory meth residue testing; if conducted at the time of the inspection, the test is $245 and consists of two samples.

- Neighborhood Environmental Report Those who are concerned about the health of their family and the protection of their real estate investment order this comprehensive report, which is actually required in many states, including California. Jeanne Considine, certified by Environmental Data Resources, provides an in-depth Environmental Property Analysis which identifies any hazards on or nearby the property, such as Leaking Underground Storage Tanks, Landfills, Hazardous Waste and Farm Chemical Runoff Sites, “Superfund” sites, Department of Defense Sites and “Meth” Labs. Warranty (11th Month) Inspection
This is a written report, documenting construction concerns before your 12-month builder's warranty expires! You can present this to your builder, complete with summary and photos, of any items to be corrected while your home is still under warranty.
It's a good idea to have an independent authority conduct your home inspection. That way you have the security of knowing you have a complete and accurate account of your home's condition. If we inspected your house when you first purchased it, you are eligible for a 20% discount!

Maintenance Inspections
Have you ever wondered if you could have your home evaluated by a Certified Master Inspector who was not going to sell you anything? This inspection is meant to be utilized for specific elements of a home. If your need is only to have the safety and function of a system inspected, then a System Inspection is for you. Systems that we inspect include: Electrical, Plumbing, Foundation, Attic & Crawlspaces. Generally speaking, these run $125.
