IMPORTANT!  Please Read:

Thank you for hiring us to inspect your new home! It is our desire to do the most thorough inspection possible for you. This means that we have full, unrestricted, unaccompanied access to all areas of a functioning home.

We need your help! Please, make a call to your Realtor® or to the Seller, right away, to verify that the following have been accomplished. If not, we need these to be accomplished prior to our arrival at the property.

Checklist:
___ Electricity is ON, including all breakers.
___ Water is ON, flowing to all fixtures, and the water heater is HOT.
___ Gas is ON and pilots are lit (furnace, water heater, stove, etc.).
___ Electrical Panel Box is accessible with 36” clearance in front, and no shelves or trim blocking the cover.
___ Crawlspace (exterior) entrance is free from all obstructions and is clearly visible.
___ Crawlspace (interior) entrance has nothing on top of it and is clearly visible.
___ Attic entrance is free from all obstructions and the hatch is cut open, if painted or caulked shut.
___ Dogs are secured, preferably off the property.
___ Cats are secured, so they will not follow us into the crawlspace and get trapped.

Having these important steps completed will ensure that the home you wish to purchase is fully inspected. Our insurance prohibits us from turning on any appliances, breakers or shutoffs. Additionally, we are prohibited from doing anything invasive or destructive during our unaccompanied inspection, such as cutting open sealed hatches (see: www.nachi.org/sop).
